Price is firm once apartment is allotted and agreement signed. Possession shall be given after settlement of all dues. All Local taxes, Building Tax, Service Tax, Sales Tax on works contract or VAT as applicable, Construction Workers Welfare Fund, Provident Fund contributions or similar social security fund contributions if any applicable during the pendency of the contract or after its completion in relation to this project, other statutory payments in respect of the construction work carried out, electricity and water connection charges and deposits for KSEB transformer, FOA deposits, monthly maintenance deposit are to be paid by the purchaser. On allotment, two agreements shall be executed between the builder and the purchaser; one for the sale of undivided share in the land and another for execution of construction contract to build an apartment. Though separate considerations are specified in each agreement the composite value of undivided share in the land and that of the construction contract will be shown in the payment schedule. Necessary citation to this effect are given in the agreements. Sale deed for the undivided share in the land shall be registered on receipt of the entire payment by the company. Stamp duty and other incidental expenses shall be met by the purchaser.
